An important design concept is to minimise vehicular areas and separate them from outdoor recreational areas which can be enjoyed by the residence. The central common area is free of vehicular traffic. It is extensively landscaped and enhances all of the dwellings surrounding it. In additional to the central landscape garden, individual private service and living courts are provided to each dwelling thereby providing a feeling of openness and spaciousness. The use of scaled models during the design phase has enabled the designers to test the effect of the proposed development on the neighbouring buildings with regard to provision for sunlight and privacy.
